These terms apply to your use of plushyhost.com and the estimates, analyses and information we provide through it. By using the site, you agree to them. Hosting and management services themselves are governed by a separate written agreement between you and STR Host LLC.

1. Who we are

2. Estimates and property analyses

The Income Calculator, Free Property Analysis and any similar estimate we provide are informational only. They are produced using third-party short-term rental market data and comparable listings, combined with the information you give us.

  • Estimates are projections, not guarantees. Actual results depend on factors we don’t control, including market conditions, seasonality, local regulations, competition, guest demand, the condition and furnishing of your home, and your own choices about pricing and availability.
  • We do not guarantee that your home will earn any particular amount, occupancy rate or nightly rate shown in an estimate or report.
  • Third-party data may contain errors or omissions, and we don’t warrant its accuracy or completeness.
  • An estimate is not an offer of management services and does not create a management relationship. Services begin only when both parties sign a management agreement.
  • Nothing on this site is financial, investment, legal or tax advice. Consult your own advisors before making decisions about your property.

3. The $5K Guarantee

The Plushy $5K Guarantee is offered under specific terms and conditions, including eligibility requirements, a defined measurement period and a fee-credit remedy. Those terms are set out in full in the management agreement and control over any summary on this website. The guarantee is available only to owners who qualify and who sign a management agreement that includes it.

4. Damage guarantee

References on this site to guest damage coverage describe a feature of our Premier Service tier. Coverage is limited to guest-caused damage, is subject to a cap over the life of the account, and is subject to the exclusions and conditions in the management agreement. It is not insurance. Owners are responsible for maintaining appropriate property insurance, including coverage for short-term rental use.

5. Your information

Information you submit through the site is handled under our Privacy Policy. You agree that the information you provide is accurate and that you have the right to provide it. Your contact information may be stored in a customer relationship management (CRM) system and used to communicate with you by email, phone or text. If you provide a mobile number and consent to text messages, the Text Messaging Program terms in Section 6 and our Privacy Policy apply.

6. Text Messaging Program

Program name: Plushy Host updates.

Description: If you opt in, Plushy Host will send you text messages to follow up on your property analysis, remind you of scheduled appointments, and share information about our hosting services.

  • Message frequency varies.
  • Msg & data rates may apply.
  • Reply STOP to cancel; reply HELP for help.
  • Carriers are not liable for delayed or undelivered messages.
  • Consent to receive text messages is not a condition of purchase.

7. Scheduling

Calls booked through our scheduling link are subject to availability. Booking a call does not create any obligation on either party.

8. Use of the site

You agree not to misuse the site — including scraping, attempting to access systems or data you’re not authorized to access, submitting false information, or interfering with the site’s operation. All content on the site, including text, images, logos and design, belongs to STR Host LLC or its licensors and may not be copied or reused without permission.

9. Third-party links and services

The site may link to or rely on third-party services, including scheduling tools, booking platforms and data providers. We’re not responsible for their content, availability or practices.

10. Disclaimer of warranties

The site and all estimates, reports and content are provided “as is” and “as available,” without warranties of any kind, express or implied, including warranties of accuracy, merchantability or fitness for a particular purpose.

11. Limitation of liability

To the fullest extent permitted by law, STR Host LLC will not be liable for any indirect, incidental, consequential or special damages, or for any lost profits or lost revenue, arising from your use of the site or reliance on any estimate, report or content. Our total liability for any claim relating to the site will not exceed one hundred dollars ($100). Some states don’t allow certain limitations, so some of these may not apply to you.

12. Governing law

These terms are governed by the laws of the State of Delaware, without regard to conflict-of-law rules. Any dispute relating to the site will be brought in the state or federal courts located in New Castle County, Delaware.

13. Changes

We may update these terms from time to time. The effective date at the top tells you when they were last changed. Continued use of the site after a change means you accept the updated terms.
